Then browse the available listings to fine tune - what's actively available is what's going to be your competition anyway so you'd better be competitive. 

I'm surprised of how much I've learned by just browsing through the forums.

But, for now, it's my primary residence as $175/mo is better than the $550/mo I was paying in an apartment.I've browsed BP over the past year or so, just now decided to actually join.

For example; if I'm a buyer browsing in your area and most of the houses I see are similar to your property but they have a sunroom and your doesn't, I might pass over your house.
