After taking about 6 months to convert it into a 4 bedroom, put on new siding, some windows, trim, exterior paint, a new roof on part of it, sheetrocking about half the house, tape, texture, trim, paint, carpet, tile, electric and plumbing fixtures, rewiring about half of it, adding rafters to the garage, a new garage door, a crushed asphalt driveway, and sod, I finally sold it for $55,000 after having it on the market for 3 months with a realtor and only getting 2 offers that didn't want me to carry it.With a little over $25,000 in repairs to it, when it was said and done I walked away from the closing with a net profit of about $1,500.

IMO, the costs and continuing requirements, office meetings and all that goes on really doesn't enhance investing, but the education does.If you know alot of people and are good with the public, sales as a Realtor can be a great business.

Bad combinationI remember talking to them about how we could "enhance the screening" for the Section 8 properties they're doing, and they pushed back saying they legally need to maintain the same set of standards for all their applicant screening, Section 8 or not.

I will add that I do see a divide in the Millineals where the more financially successful ones tend to spend less time on non-business related social mostly focusing on the use of social media to enhance their lives.
