If they are that strict about the offers being all cash with no contingencies whatsoever, are you still allowed to ask for a 30 day (or so) inspection period?

Not worth it IMHO there are better deals and dealing with the IRS is like pulling your own teeth so I would find another deal.

Anyhow, I'm curious if you have a nutshell version of dealing with foreclosures or even contacting them whatsoever that is legitimate (read legal), or is it all wrapped up in law now?

i never even heard of any of the ones listed on bigger pockets' list (pasted below for reference), nor come across any BPers mentioning any of them in my past few months new here. perhaps they did here and there but i didnt notice.anyways i did come across rentshare.com mentioned, but a google search for a BP topic on that company didnt surface any.would anyone recommend them or have any input on them whatsoever?

Once that note is paid off (110k), then its yours uncoditionally.So I don't see any reason whatsoever for the hard money lender not to reimburse your repairs from the rehab escrow.

Property manager, yay or nay?

I like having a "middle man" because I am too nice :) I feel sorry for people when their dog dies or they get all of their teeth knocked out in a car wreck (true story) and can't pay on time.Also, on a more serious note, my property manager has processes in place to handle tenant screening, rent collection, maintenance calls, late payments, walk-thrus, etc.
