Here is what to do to make sure it's perfect:Send out a direct mail campaign every week:1) Identify a market and property type2) Send the owners offers (not letters or post cards)*(make sure you do not send offers to property owners with mortgages - there is no room for negotiation on a leveraged property)3) Field the responses you will get from the mailer - there will be tons if you do it correctly.4) Pick the best one.

it's worth a shot. the success of a mailing also depends on the quality of your message. the plain jane I want to buy your house please call 800.XXX.XXXX won't get that many calls anyways.however the good thing about post it notes is that they're cheap to print and if you've narrowed down your area to a subdivision you can can hit everyone and not every investor's doing those, so people may keep them for when they're ready to sell.currently , i'm not doing them as my postcards are working pretty well and my target area's gotten hosed due to illegal flipping and phony appraisals so comps are all over the board and it's hard to get a hard money loan there. i do plan on doing them when the weather breaks
