Fortunately, although our property is a SFH on paper, the downstairs has a discrete entrance and we've been renting it like an inlaw.

I'm thinking about making an existing door into a window thats on the side entrance.

May want to consider a mobile home community with lower entrance standards.Tenants with issues like this need to adjust their thinking and accept that there is a price they must pay for past actions..

The garage once we finally struggled to get it open was inaccessible... literally the entrance was filled to the top with no path to walk inside lol

This is a 2 unit home...not a duplex, but a large ranch house with a basement... a full HUGE apartment in the basement that can be completely separated...with a separate outdoor entrance and driveway on the side of the house in the ever growing south Kansas City area!

It is a high-cost entrance fee, and most of what they will coach you can (mostly) learn for free online (see great videos by Clint Coons).True, free online learning is not the same as personal coaching, but we were looking for a team to help guide us and execute on what we need, and not a team to simply provide video training (which seemed to be mostly what they provide). 

Wholesaling,  rehabbing,  rentals,  notes,  etc have have a cost barrier of entrance although some are higher than others.

Also, the property is located on a busy, main street; however, it is a corner lot with an entrance off of the side street. 

Both houses share the backyard but also have their own private street entrances so neither occupant has to go through the others entrance.
