Personally, I'd like to concentrate that money elsewhere on the property to add a third unit (more modern, better laid out one for ourselves), move to the new unit ourselves and then rent out the other original unit after updating kitchen/bath.

@Andy Cross Your mentor may be right if you're just concentrating on wholesaling. 

Once you know what area you'd like to focus on, concentrate your studies there.

We're also concentrating on getting our personal finances in shape, plus I went back to school in the midst of this.

In the most general of senses, areas of high Republican concentration may be more landlord friendly and areas of high democratic concentration will be more tenant friendly.

Just look to where there is a concentration of flips going on in your market.

I would want to concentrate on OTP do to the fact that I am more familiar in those areas and have worked and lived all around north metro Atl.  

Your lower end tenant/neighborhood rental market can concentrate problems around crime, unemployment, personal management, etc.

I've gotten the best results by concentrating on one thing.

BAck in those days It was RARE that anyone showed up for a foreclosure auction in the county I concentrated on ( Lake County CA).
