If you use the loan proceeds for the purpose of Real Estate the interest is deductible if it use it for other things it's not.The interest they charge you is simple interest and the interest your earn in your policy grows with compound interest.Example: Let's say you have 100,000 in your policy ready for use and let's say you need 50,000 to rehab a property.Just take a loan 50k from the contract.Your Policy continues to grow at 5% compound to 105,000.

My goal is 1-2 properties per year at a linear rate, but I would be happy if I could figure out how to compound that acquisition rate.I like the strategy of buying properties with a HELOC, paying the HELOC down with investable cash, as well as cash flow from the rentals, opening a second HELOC on the rental, and repeating.
