Seeking Loan Product Guidance!

Hello All,

My wife and I are healthcare providers gradually burning out and looking to diversify our income by entering the world of real estate investing. We presently rent in FL with the plan to relocate home to southern NH and buy our first property.

Assuming we’re able to save roughly $60k for our first home, are there any recommendations on the best applicable mortgage loan product? I researched USDA loans but assume that our joint income would be taken into account and exceed the threshold to qualify. My hope would be to use a loan that would allow us to make the home our primary residence for the lower down payment options, live in it for a year, and then convert it to an investment property/repeat the process.

I’ve done a fair amount of research but understand that actually taking the plunge and doing it is often the hardest part, so any guidance or doses of reality would be much appreciated! Thanks in advance.
