I believe it is California law to have a CO detector installed but I believe you only need one CO detector, but you do need smoke detectors near all bedrooms hopefully the bedrooms are close enough together that you can use one detector for multiple bedrooms.

Maybe you arrange a co-investment with them or you do some of the work they need done, although disposition of loans is not a short term project so this method would have it's barriers to expose concepts to you which are unknown to you.

Same thing except the seller deducts the improvement you make and you have your down payment.I would not try to add any future buyer to an existing contract as a co-buyer as that is simply fraud when that end buyer presents that contract to a lender indicating their interest in that contract.You can make the contract to your company or individually, irrelevant for the end lender as either you or your company assigns the contract.
