Please be aware that if you try to deduct this from your tenant's security deposit and your tenant decides to fight you on this, there are very few judges that are going to unquestionably see things your way, at least in western Pennsylvania, where I live and operate.You have to be aware that many professional painters are often far from professional and are generally more interested in profitability than in multiyear results.

If it was a fix and flip and it ended up being more complicated or taking longer, a common scenario considering how unreliable contractors can be, or a buy and hold and rent situation where finding quality tenants might take some time, property taxes of $1000 or $2000 or more per month can sink me pretty quickly.I have a very successful  rental investment in the Nashville area, but I would love to find something similar closer to home, and I too am looking in the western part of the state.

I already saw several properties in North Western part (Keene, Hinsdale, Claremont) where the numbers seems like could work but the other thing is I have to find a place to live myself now and can't live in those areas yet both because of work and lifestyle wise (I need to fly couple times a month could be more down the road for work unless I work from home).
