A third option I've heard Linda McKissack discuss in a BP podcast would be to simply split the two properties off.They get one and can move forward as they choose you get the other.If they are comparable in income and scale that might the the best option.As others have mentioned...Your first stop is getting a CPA.

I have never seen a contract like this personally, so I didnt know if there was something standard, or if a lawyer winged it and put whatever they want in there.But also like Michael said, I would hate for there to be anything in wrighting leaving it to oppinion.
