If you have someone that will be doing any sort of prep work or demo ahead of the rehab, perhaps they could be onsite for you if needed.In other cases, I have reached out to Salvation Army - they will take clothes in decent shape and furniture as well - I have moved a lot of couches and such that way.

The spread between a 30 year fixed and a 5/1 arm is only around 1.3% now...really nominal savings that can't possibly impact your returns in a significant manner.

OUCH.Now if this wasn't an ARM, I would consider Lease Option and keep this for us and an investment prop.
