I'd pay investor 50% of his down payment first,  take profit 60 / 40% with investor getting his other 50% back on the back end, because he is first to get reimbursed for first 50%.

I'm assuming most listing agents would just pocket the full commission themselves if there isn't a buyer's agent involved.Is there a way to approach the home purchase where we would be reimbursed, credited, concession, or purchase price would be reduced by the buyer's agent commission?
