Many of the things that you mentioned is nearly identical to how Joe Asamoah (BP podcast 356) was able to achieve success with section 8 rentals. 

Drew my set up is identical to what you proposed and I’ve never had an issue.  

Still trying to reach her, she may be a victim of identity theft.  

The property has 2 meters and 2 separate units, next door is identical but zoned as an apartment also a 2 unit property.

Would you be happy to buy more identical properties for $5-$10k more than you paid then?

I suspect her score is low and probably shows some collections or judgments.Did you get a government-issued picture ID to verify her identity matched the application and background check?

Title issues slowed me down on selling it and while getting that cleaned up, the copper thieves came and stripped the house.
