You'll still need a broker or attorney to facilitate the transaction, but this can be done for a discount compared to normal commission rates.

In Missouri, anyone who facilitates a real estate transaction for any fee is required to have a real estate license......sorry, but it's always worth mentioning.....that includes birddogs, but not all states are as strict.Aside from that, very good presentation.Don't forget the mailman, utlity workers can sometimes help, I use to have a police officer let me know what was going on in neighborhoods (without compensation)

I first thought of a regular second property/rental mortgage and the single family home already there (vs. raw land) would facilitate this but then I would be locked in for any subdivision of the lot or new construction until this loan is paid off correct?

Do I reach out to a lender to facilitate the closing?

You are there as a facilitator, not a deal killer.

Use an attorney owned title company to facilitate this transaction.
