We've been negotiating with the landlord for the past month and he's given us a deadline until tomorrow to commit.

Get a solid contract with deadlines and payment standards and hold them to it. 

They've really done a disservice to the buyers but have completely screwed this transaction up on follow up, meeting deadlines, and communicating. 

Something isn't right here as all HUD bids are placed online and opened the next day or at the bid deadline.

I have triedcash for keys and I do not think they will make that deadline. 

If rent is late in the future, for any reason, the late fee will be assessed and must be paid.When it comes to rent, I tend to be on the firm side as 1 day after the deadline quickly grows to 2 days, then 5 days, then 8 days, etc. 

@Nick LavoreOnce you go under contract, just make sure your Realtor includes the title record and off record title deadlines.

You'll probably need to move really quickly, and likely with a local bank assuming that you have a contract deadline and the bank will require an appraisal.    

Thanks @Ryan Cox,yeah, we have a contract but it is dated and the seller can easily get out of it by now.They basically gave us a deadline to get it done, which is this coming Friday.
