If the goal is to acquire a certain number of units then that may be an incentive to take weak deals because you can pull them off, instead of focusing on great deals.

I would rather take my time and do things correctly opposed to rushing and tarnishing my reputation by marketing weak deals.

Then if you are STILL feeling a little weak in the knees, Back out based on your contingencies.

I will not aid you in your negociations with me and I will not negociate from a position of weakness.

While I expect the low rates to be around for awhile due to the weakness of the overall economy, I like the security of having them locked in. 

They need to acquire a knowledge of the intricacies of real estate, real estate finance, local market, neighborhood, national and local economics, buyers financial strengths and weaknesses, and sellers wants, needs and motivations. 

The process really will stretch you and reveal weaknesses in yourself and your partners.

We all make mistakes and have different strengths and weaknesses.

Someone who is strong where they are weak (in this case a good credit score).  

My return against the phantom “equity” number is pretty weak, but I’m not sure if I should chase higher returns on a portfolio value basis or just keep looking at the dollars invested and realize it’s good there so sit tight and don’t complicate things.
