Using equity to fund a deal

Hi BP newbie here!

I have a private lender that would like to invest with me who has a lot of equity in their home. Due to a below average credit score they won't be able to get a bank to refinance. My question is is there any other way for them to get the equity out the money? Do investors do private home refinances or mortgages on owner occupied property? I'm trying to think it there are any creative ways to work around this dilemma.
