Affiliate with someone in your office....that knows your contracts and your market, not someone far away that you will never see.

I was referring to an earlier thread in which a member of "the community" stated that they had paid $10k to one of the businesses affiliated with the community to set up an LLC.

I have no affiliation with them, and have not used their services, but quite a few people seem to use them.

I have no affiliation with them whatsoever, but they seem really great and on top of things, and all they work with his investors, so I figure they can help you if anybody.  

It solved the issue of decentralized control by holding the property in a trust (the Delaware Statutory Trust, specifically) and the investment sponsor (or an affiliate) was the trustee of the trust.
