Also, I always make sure that my clients include that it is the lessee's responsibility to pay for a survey or to prepare a legal description to attach to the lease, and they have to handle all of the approvals and zoning issues at their expense.

@Andrew Reilley I’m only a small time investor, not a broker or agent with a comprehensive market survey, but when I did a 1031 exchange to buy a 3-family in that general area in August, and created a spreadsheet of all the options, I was fairly consistently seeing around a 4.5% cap rate.I was looking mostly in B areas, and as soon as I saw anything 5%+, I’d jump on it.
