So, you still need to find an attorney who can explain CA laws regarding unclaimed assets from the estate of the (apparently) intestate deceased and the legal proceedings and statutes of limitations surrounding that.I know there are gurus who preach AP.

I would argue it's not most places anymore, that the coin has actually flipped to the other side now where as a general rule discriminatory practices are not allowed or loose when challenged in most places unless there is a specific authorizing factor to the legal statutes.

When  a tenant starts off with language like  "it's the law" and by citing landlord tenant statutes, it's a big turn off and tells me the tenant is trying to leverage the situation by getting all legal on me.

In my own personal opinion, I believe there will be litigation in the future as to State pre-emption of at-will tenancy notice under Minnesota Statute 504B and these new municipal regulations that seek to regulate the same area of law in a more stringent manner.

I haven't dealt with Maine tax lien properties, only MA, but I do know that the state statutes that define the process will determine what you can do with it, and whether you have clear title.
