Go to one of the local parks and just eat lunch on one of the benches or something. watch the people and just observe to see if that is the type of people you are interested in doing business with.

You're observation is pretty spot on.

Next observation is your process is eerily similar with the design/land use start up.

Further, the negativity BP posters display as to the financial prospects of a wholesaling “career” is not HATE, as many wanna be wholesalers have stated; it is actually the culmination of years of experience in the real estate industry and the observation of how few people who try wholesaling are able to created a profitable job or business; of how misled people are by the hype associated with these guru marketing programs; and by how much REAL real estate knowledge and experience is needed vs what is being sold by people with a financial interest in selling these mentorship’s.  

My observation since being on BP is that the same posters have been spewing this investment nonsense for the last 4 years.

I have three more observations to add.

As we now find ourselves in 2023, property prices are still on the levels observed in the first half of 2021.

This way, I can closely observe and gain valuable insights from their expertise.Furthermore, I appreciate the great advice you provide in regards to breaking out of analysis paralysis.

That is just an observation, since I never lived there. 

Drive around different neighborhoods very often and observe different area's vibe and changes.
