Hi,I am buying a triplex in Tempe, AZ and I am thinking of replacing the entire sewer pipe as the triplex is about 50 year old.

@Mike KornI have SFH in Scottsdale managed by American Associates, they are based in Tempe.

When the outside temp lowers it raises the temperature of he heating loop.

We pay a living wage of $20/hr, and do temp hires through a local agency, for up to 3 months, at which point we pay a fee to hire them on, or not.

It is semi desert and while it does cool off late afternoon or evening, many are surprised at the temps they will have to endure. 

Our development group is targeting a neighborhood in Tempe, AZ, and we need a map to track our progress.  

Since I haven't set up a farming area in GT area yet, I figure I could go ahead and check the market temps now so I can focus on whichever market I choose.

The gold standard was also not good, since it is such a scarce metal they have 2/3 of, it is easily manipulated. 

There's a major difference between the scammy seminars and the seminars hosted as educational events.The seminars I'm referring to are the ones that constantly upsell people by using crazy manipulative tactics. 

This is a recipe for disaster.Tampa is a little better, but heading that way.In full disclosure, I am a JAX person and I believe it is the best of the three markets.As far as your numbers, I am not a fan of COC, it can be manipulated based on how much you put into the deal.
