@Steve Hartkopf and @Greg Scottin regards to the estate planning aspect of real estate.. expanding on Dave's mention of DSTs. 1031 exchanging your properties into Delaware Statutory Trusts real estate portfolios allow you to effectively retire from active management, diversify into professionally managed portfolios across asset class/sector/geographic, have limited/passive ownership, and collect tax advantage income that gets a step-up in cost basis at passing eliminating any capital gains tax.

@Peter Mckernan the market as a whole seems to be fine in the sector for houses that are around the median prices (up to 250K). this house is in an area which was flooded in 2015 so the whole are now have this stigma that makes the houses stay long in the market.I think if I keep this house for another 2-3 years as a rental it will be still a winning deal as a whole but I want to free as much cash I can from it so I can use it in other deals.

The thing about high priced markets is the prospect of a 10-20% correction on 1m is so much more money than on 250k...but in any market or sector, you only lose if forced to sell (cybercurrency excepted).

.- Similarly, Medium to Large Private businesses / private equity seem at all time highs in terms of multiples and valuations, perhaps edging back a hair from where they were a year ago- I've long thought that small private businesses, especially in the services sector are poised to do very well as an asset class (lots of opportunity to buy businesses for 1-3X Cash flow in this space).
