I do plan on separating personal and business expenses religiously.

(This is solely my opinion.)It's my belief that program owners are able to market and sell these programs over and over, because people tend to look for the missing pieces in these programs. 

There's such a widespread belief that landlords should do everything, even their own repairs and maintenance.

It is my belief that if you are planning on leveraging SB10, your only chance for it in the near term is in city of San Diego. 

When they go into this transaction knowing that the May be interfering with a contractual relationship, they do so with unclean hands.I'll be curious to see if you find case law that supports your belief that the lender was "interfering with a contractual relationship" by making the loan to a rightful owner.

My belief is that I'm providing investors an ability to be involved with some pretty sweet deals for a short period of time — securred by RE and with upside potential regardless of market appreciation. 

Especially when you are basing this all off of a hunch or personal beliefs.

In fact, you use some convincing rationale (Obama library, past prices, purchasing below current unit market price) in justifying your belief that your Chicago RE will appreciate (and I believe I also provided some convincing rationale that San Diego residential RE is likely to appreciate better than the nation RE and faster than inflation). 

There's this incredibly naive belief that, when profits and long-standing systems of control are threatened, big business and government will play fair and "do the right thing," allowing their power to dissolve and their profits to disappear, when history teaches us that is absolutely false.

Although my belief the bigger problem is newbies that have been led down the rosy path by Gurus and have unrealistic expectations.
