Many won't.The extra costs will reduce the purchase price which complicates it more for everybody.I am not debating the morality or ethics of it just saying real world what I am still seeing going on.Banks are the worst.I have a friend who does property preservation with his own company.Banks want him to go and cover things up in Atlanta for mold,lead and everything else.He tells them they need protective gear to enter and the cost and they say just mow the yard and winterize and trash it out and that's it.Many times the banks have him go around to give bids but the bank never does work they just have to show they got bids from people.So it's ALWAYS about the money.

You can hire a property preservation company to do things like re-key the locks, put a lock-box on the door, board the windows, winterize, etc. as appropriate.Made ContactIf you can make contact, the first order of business is to assess the borrowers situation and determine why they are not paying and establishing what they can afford to pay is the first order of business.

We created a LLC with an operating agreement which addressed who does what and who gets paid and how much.After closing, the property was transferred to the new owners (members) and the closing agent paid us per our Operating agreement.I also have used LLC's when I am using a money partner where they wanted to have a formal agreement.In my experience, there is no benefit from using an LLC in a A to B B to C unless you have a complex partnership.LLC's are not effective in preserving seasoning and they will likely only complicate a process that is already way too mucked up!
