The best wholesalers start out with landlording or rehabbing and "graduate" to wholesaling.All that said, if you work your butt off, have patience, are realistic, are honest and ethical, have great people skills and negotiation skills, and have more persistence than 99% of people out there, you can make a good living wholesaling -- even part time.If the above didn't scare you, I highly recommend getting started!

It's a game of experience and persistence.

Just stay persistent and you'll find the deals.

But having said that, I still think going to the property records office and looking it up for yourself and networking with other investors, contractors and bird dogs is the best and most proven way to be successful in real estate and its FREE.I've seen a lot of seminars come and go all saying they have a magic bullet or secret formula that will automatically throw money at you, all you have to do is click a button on your computer.I haven't found that magic bullet yet.What I have found is 90 percent of the people who buy these courses and programs never do anything with it and another 5% folds at the first or second "no" from a seller.I believe being successful in real estate takes two things persistence and patience.Persistence to keep picking up the phone and patience to know you may talk to 50 people before you get a yes but it'll come.

The key to all of it is probably persistence - deals that are really good enough to make money on are out there, but they take a lot of work to find.

Account Closed Keep in mind that you must be persistent it takes 5-7 campaigns to truly see a "great" return on your investment with direct mail.

I guess, I just have to be persistent and hope a better deal comes along with my DMM campaign as I am quite confident from looking for months on the MLS I won't find it there.
