They usually only have had two roofs done (one had 3 layers on the rear and that posed a difficult demo) and a lot have some upgrades over the years that saved me some money.

@Freddy Yang, what part of L.A are you planning to move to? 

You would likely need to go to small suburban to rural towns with weak demo's.

Most bathroom doors are 28" or less and trying to get that big clunker of a one piece into a bath is difficult and usually requires some demo and repair.

if the land is zoned for it, you could even demo or sell the house separately and re-purpose the land for other use.I'm eager to see what someone with more xp has to say...
