I take trashcans down to the curb and back. 

Before showing them properties you can have them sign a NCND form.Lot's of things you can do to curb your risk of wasting time and not getting paid.

Makes the house look so much better I would beef up the landscaping in the front of the house to improve curb appeal 

But I might end up replacing it so it has more curb appeal.

Shared utilities.Unit 11500  square foot 3 bed 1 bath with great curb appeal.  1250 dollars for rent but we think we can get 1350 not including any utilities.

I would love to hear any advice people have on HOW to do the due diligence and learn about other markets, vacancy rates, rental rates, and curb appeal or location value of properties that are outside of my area. 

They are planning to do some landscape type work to create more "curb appeal".

@Eric Black,I agree with you and if he decides to cut her lose over a few pennies, then start finding deals on his own and one day the seller says I have an agent, and it just might be the same agent you kick to the curb and guess what you might not get a good deal very small world in the real estate business.Joe Gore

The house I bought sat for two years because it had been ransacked and had no curb appeal.

This is my plan as of current.1) Target 4 neighborhoods/areas I feel comfortable with.2) Drive an take down addresses that are over grown, lacking curb appeal, or down right ugly.
