You get charged for a lot of BS expenses and since you're not there, it's hard to fight that battle on an ongoing basis.We're mostly acquiring in Texas and the Southern States because of the laws are investor friendly, you get economies of scale with bigger properties, can structure better lending and have access to better (IMO) property management with more sophisticated reports and tools.Also, hope you know how the tax structure works for cross-border transactions.

(Although even south of the border it is far from easy).Not saying it's not possible - but just letting you know the temperature of the water before you jump in.

Hey Toshi,I just got done flipping my first property off of the I-17 and Northern avenue on the border of Phoenix, Glendale Arizona.

Especially bordering the east side of the Allegheny Commons park. 

They are right on the border of Illinois as well.

This is a small border town.

And is it difficult to deal the cross border tax implications? 

I'm an Illinois attorney, living right across the border in Indiana (Hey, we get none of the crime and only half the taxes). 

I have a couple of thoughts:1) This property is yes, technically in the city of Denver, but come on it's right on the border with Englewood and farther south than most people consider "Denver" to be.

I live in Richardson, Texas which is on the northeast border of Dallas.
