Hi @Adam Christopher, if you’re an accredited investor there is an investment product called a DST (Delaware Statutory Trust) that might be beneficial for you to learn about if you decide to perform a 1031 exchange.

I have my designation as an Accredited Buyers Representative and also a Sellers Representative Specialist and work with both buyers and sellers. 

I have an educational background in community and regional planning from an accredited university. 

I would recommend checking out the Institute for Real Estate Management website to see if there are any graduates of their Certified Property Manager or Accredited Residential Manager programs in the area you invest in.You may find someone or some firm that will handle your business in a more professional manner.Hope this helps.

There's a lot of ways to play here but usually the key to entry is accredited status for many of these deals.
