I didn’t do parents as a co-signer (I don’t want to communicate with extra people) but I required them, or some other responsible adult, to be a parent guarantor.

You can also apply for a CO and they should provide you with a list of things you have to do in order to get one, which will probably mean closing all of the violations.

They also fill out a co-signers addendum to the Lease that states that if Tenants do not pay, they will assume responsibility in paying the due amount!
