We already constructed a sub panel and have electricity and have sent a 1 inch pipe from the gas meter to the unit and those have been passed inspection.

Income averaging as it were.. as I lost roughly 5 million personal in the wipe out...now I am financing the new guys in Jackson ( call me crazy) but their exit is a refi to keep them I would never loan to another out of state investor in ANY MARKET in the US.. just way to risky and having been there done that.. so what did I learn owning 300 plus home sin Jackson .. long story short your correct this investor will have cap ex up the Yazoo but he does not know it.. the tenant class the soil conditions and the fact that these homes were built about as cheap as a home can be built in the day all lead to extensive cap ex. but that is MS... and Jackson in particular.. rent to purchase raitos are stellar but you need to stay on top of these homes.. if you let them slide one inch the next thing you know its a 10 K turn over

If you don't and you have more exhaust than intake it causes major issues.You need to have enough ventilation to meet code as well.For example, if you have 50 feet of ridge vent, and the ridge vent was rated at 18" of vent per foot you would have 900 inches of exhaust.

One trick to do when making patches on a joint is: Cut back the paper on the face of the sheet rock on both sides of the joint about a inch or less,peel away the paper,do not damage the board itself (do not cut to deep).

As for the lip its actually not that bad, its about a 4-5 inch lip that you walk over, but dont get me wrong its a noticeable 4-5 inches but you can just walk over it :)
