The unit is 1 block from a large government housing sector if that tells you anything.Is it feasible to ask the current management company for a report of completed/requested repairs from the tenants? 

There are bad properties to buy in NNN just like any other sector.

People can be very "sensitive" about being recorded and you (your business) don't want to end up on the wrong side of a news story or worldwide (Internet) negative chatter about violating people's privacy.

I don't know the commercial loan sector at all.

Depending on what sector you're in some will yield larger profits than others.

There a lot of jobs related to real estate and pretty much any career you choose can be applied to the real estate sector.

Real estate falls under the financial services sector and is considered an industry itself.
