@Aaron Mazzrillo Indeed, the younger generation are way into the start up scenes and social media to bother about learning basic investing principals.

A future note investor could look at the structure and really just realize they are actually a new creditor on the scene.  

Hello all- I am still a newbie in the real estate investing scene.

Didn't matter we were new on the scene, they started blasting us every way to Sunday.I have fired owners as well.

I am on eclipse every day pulling licenses professionally and they get kicked back almost every time for one reason or another.My theory is that they’re doing it intentionally behind-the-scenes to curtail eviction filings.

The multifamily scene is definitely difficult to snatch a good deal, but it can be done!

Sometimes the best gift a friend can offer is a different way of looking at the same scene. 

:roll: There are construction-perm loans that can be assumed basically when the contractor sells with seller financing, but it's not an assumable loan, the contractor remains on the hook, additional collateral is often pledged and the seller financed deal is pledged, there are alot of issue behind the scenes that a new borrower does not see or is aware of and may think they are "assuming the loan".
