@Colby Zeller- thanks and  good luck ....regarding tax  preperation -  owning and   filing retruns  when  being a homeowner is  realtively  easy  ....consider  using something like turbotax or the HR block  equivalent   when  preparing and  filing returns ......regarding  buying a  property -  once you have employment / income in place - make sure to get pre approved with a lender for the  scenario you plan on ....good luck

I will never accept or prep a QD, I only work with Grant Deeds (Cali equivalent of a Warranty Deed,  I believe).

If all three of the units are equivalent then 2/3rds of that capital gain would be from investment and 1/3rd from primary residence.The mechanism is that when you sell you will start a 1031 exchange and take boot in the amount equal to the gain attributed to the primary residence portion up to the maximum allowance of $250K ($500K if married).
