I'm sorry that your experience hasn't been so good; it's always disappointing to me that people have poor experiences with architects, but perhaps I'm too young and idealistic. 

Could disappoint a lot of people thinking you were going to close

I knew that was Excels IRR formula, but honestly, I'm a little disappointed in Excel for not providing a better equation.

It was a big disappointment.

They will be mad that you lost their money, but you will feel worst for disappointing them. 

When we were taking the brick out on the first floor, we were really disappointed to find that the contractors we hired had disposed of the rooftop bricks by tossing them down the remaining chimney.

That would be disappointing but I would pass on it and stick with deals within the threshold I am prepared for.
