My tenants had lots of trouble getting their bank set up and Cozy takes their sweet time releasing the funds to the landlord so I stopped using the payment processing part and just leave it as an option for the tenants but I encourage them to either set up their own ACH or make a deposit directly at the local bank.Adam

As new landlords, we do not have enough experience with the screening process, and would like to get advice from others.We have a married couple wanting to apply and I am planning to use Cozy to screen them.Do I ask them to both fill out a separate application?

Currently, I use facebook and craigslist to advertise I email the applications to the interested parties and set up viewings when contactedI currently use cozy to perform a credit check, but I know I have turned a few people off when they find out that cozy charges 24.99 for each credit check (mostly parents).

For tenant screening, check out the BP post: https://www.biggerpockets.com/renewsblog/2013/01/2...For applications, you may want to consider using cozy.co - the last time I had a vacancy I had flyers with the unit information and the URL for cozy- they go on the site and apply and pay for the background check through the site.

( I am a human , I work outside in 100 degree weather it works for me) I have never seen anything in landlord/tenant law that says a house has to be fit and cozy for a dog .
