There are probably others here who have invested there more recently.My main takeaway from having been in Woonsocket for a while was, much of the city receives Section 8 housing assistance, so if you plan to invest there you should be familiar with and comfortable with having your rentals conform to that program (e.g., lead certificates for all units, yearly inspections, etc.).Also, Woonsocket is one of the tougher RI towns on owners in terms of violations (riding around and looking for issues they can send violations on) and permits (requiring things be brought up to current code or otherwise being difficult to work with).

@Vincent Dimedio I would think if a bank is willing to use appraised value instead of purchase price in the loan computations, it could be possible but it wouldn't be a conforming loan and the bank would have to hold the loan internally and not sell it.
