So if you create an $80,000 and sell it at a 25% discount, you get $60,000.A note secured by real property utilized as an owner occupied residence, will be scrutinized with a fine tooth comb by potential note buyers for all aspects of compliance with the Dodd Frank Act and the regulations issued by the Consumer Finance Protection Bureau.

My suggestion is to take a hard money loan out in the name of a LLC, therefore loan will not be reported to credit bureau.

They would also probably be very quick to hit your credit bureau (since they lost recourse rights) as measure to give you incentive to pay it quickly.This isn't a scenario that is supposed to happen.... but never-the-less still occurs.
