New user, long time reader looking to get into multi family

Hi everyone. 

I've been a reader of bigger pockets for a while now but am just getting serious about getting started in real estate. I live in a small town in Minnesota. The rental market here is very tight. Very few multi family properties for sale and the ones available are overpriced. 

There is a possibility I could get some land in town for a very reasonable price. (a few thousand $$$) I would love to build a fourplex and rent the units. I know people say that it is almost always less to buy an existing property but if the land is that cheap could this be a possibility? Anyone have an idea of the approximate cost per SF to build multi family in the Midwest?
