You never have to worry about this with insurance because the insurer manages that risk for you by providing guaranteed cash values (their general investment account (GIA) invests in a diversified portfolio of stocks, bonds, real estate, precious metals, etc.)4) Liquidity.

I have a commercial contractor with connections in the county that already did some great work for this warehouse  I do have another question also about CAPEX and reserves…building has a new metal roof, it’s industrial mental frame, metal beam, shell condition flex/warehouse, no HVAC, NNN leases, new septic.

It's not a big deal to clean the drains and coils, you just need to make sure it gets done.

The property also needs the backyard graded (dog messed it up) and a new fence (has the old metal wiring 4-foot tall ones).

Are other people putting money into your 401K, IRA, college fund, savings account, or precious metals account? 

I also get my units serviced once a year or so and they clean the coils.

I prefer to replace from the outside where you have room for some errors so you can cover with trim coil if it happens.

Is it safe to assume a lower capital expenditure because it has a new well, tile floors throughout, and a metal roof?

We'll get the doors and windows on before we bring any finishing materials on-site, we'll hold off installing the compressor and coil until we're ready to list, and I imagine we'll use our Lasershield portable alarm at some point until we get a real alarm system in there.

The old windows were aluminum framed and did have storms, but you just get no thermal break on old metal framed windows.
