In NC, I can't charge tenant for "normal" cleaning or carpet cleaning, but I can charge for "excessive," so I have the contractor split it out on the invoice and charge the tenant's deposit for the excessive charges.

We don't pay weekly we pay monthly invoice in on the 25th payments on the 10th.. we get our draws to the bank by the first they send their inspectors out within a few days and then transfer draw money to us and we send out.

Depending on the GC using an AIA agreement/draw process they might not be equipped to handle the diligence that requires (which should be a huge red flag to begin with- just a formal way to track actual invoices and make sure nothing shady is going on).
