.. my investing partner has informed me that i am not allowed to hire any laborers on our flip house .. even for yard clean up .. the property we purchased is a horder house and although the seller is supposed to have it cleaned out but close this week .. i can not see that happening .. i planned on hiring a few laborers to help me with the clean out and any work that i tackled to save costs and increase profits ..but now i think my only option is to go to a day labor temp agency .. im pretty sure they cover WC .. what does everyone else do .. ?

I too moved to the great state of Kansas in July Thomas Handy but I'm at Riley in Junction City :(Hopefully James Vermillion I can hang up my bars after this tour but right now still getting my plan in place to tackle some personal financial debt and trying to figure out what I wanna be when I grow up lol.July was a milestone, closed on my duplex after financing uncertainity, and I just moved in my tenants today.

The first thing Account Closed should do, from what I've learned, is take six months of living expenses out of her inheritance and sock it away in an emergency account and pretend it doesn't exist - she's already shared with us that they have a very high cost of living and low savings, which means that if it weren't for this inheritance, they might be like me and may have a hard time weathering a bad car breakdown or a hospital trip with their current income, let alone a huge real estate investment going awry and really hurting their livelihood.Once you have those accounted for, and you've identified the scope of the property you'd like to tackle, you'll want to put away some reserves for it ahead of time just to make sure you don't have zero set aside for Week 1 issues.
