experience reveals how the settlement officer handles the double closing. yet if you need specifics on how your title company handles it then you should inquire for more details from them. there can be hiccups and hangups in any type of residential/commercial strategy to closure.

And in fact, the seller is perfectly within his rights to actively solicit backup offers.You are absolutely correct, but being a good wholesaler is working the deal well that those things don't happen, although hiccups are always possible.

I guess I do have scale in wholesaling and in the diversity/ creativity of deal-making...but still...I feel humbled being put together along side these real estate GIANTS.And as far as my answer to the dream team...I would gladly have: @J Scott, @Brian Burke, @Ben Leybovich, and @Jay Hinrichs to my dream team :-)

Welcome to the university of real estate investing, I say.I am putting in a lot of my own sweat equity and that, alongside with business meetings with the wife, networking with other investors and all the communications with my real estate agent, insurance agent, lenders, contractor and subcontractors, are accumulating to the point where I can likely achieve the 750 hours of real estate work required to designate myself as a "real estate professional" on our next year's tax return.

I think that the benefits of syndication are that you get to invest along side experienced real estate professionals that have done well.  

I am pursuing FIRE and I would like to use my work income alongside rental real estate and frugality to get me there.
