Hello,We are under contract for a single family home that we bought that has a full kitchen downstairs with 2 non-conforming bedrooms, full bathroom, washer & dryer and living room area with a separate entrance (staircase) that goes down to the basement.

Hours in a basement, not my thing.This county's legislation, as proposed would allow this to be legal for a licensed grower- because it's indoor, with a seperate entrance.

Used plastic shrink wrap to seal entrance to one small attic area.7.  

My basement bedroom also has its own entrance and living room which has allowed me to rent that area out as it's own suite. 

Wall paper removed, refrigerator installed and washroom sink installed/plumbed.Front yard- Fence installed, walkway laid out and grass redone.Backyard- Walkway installed, RV parking now has gravel, sprinkler system installed.Doors- New doors put on front, rear, and garage entrances.

What I haven't mentioned is the home has a garage that was converted into a bonus room as well as an additional seperate roommate entrance bedroom was added to the back which is around 600sqft.Neither the bonus room or the back bedroom were permitted.  

Entrance CP flips their cash to buy/rehab, and recovers their money with profits when the cash Hold Partner takes the place of the cash Flip Partner. 

The one that is visible from the entrance is the one in the worst state.

I want something move in ready that can begin cash flowing immediately, I also have started noticing small opportunities other may miss like additional entrances, rooms that can be converted into additional bedrooms.
