The closest market I know of to you that can cash flow in Philly.

The closest thing I can find in this site is a hard money packet, which doesn't serve mypurpose.

That's the closest comp I can find.Just curious, why would you buy it in cash?

I've seen all kinds of crazy things looking at property that you would never know from a listing or even by talking to the listing agent.Some examples are:-Graffiti on interior walls-Gigantic cracks in foundation-Extensive mold-Extremely bad floor plans-No parking anywhere near the property (think 3+ blocks for closest possible spot IF you can get it)-A spaghetti of knob and tube wiring mixed with newer copper wiringThis list can go on and on.

Invite couple of them out to drinks, dinner, etc. and pick their brain for all the free (except price of drinks, steak, etc.) information they will provide.

The Lakewood meetup that we host would be the closest one to your area, about a 30 minute drive depending on traffic. 

The closest I've seen is being able to purchase lists of tenants who have been in eviction court.  

I have actually found roofers to have the closest bids out of all the trades.

Maybe we can get something going in our general area if there isn't something closer (so far, you're the closest to us I've seen looking to do more than just chat/ post here).

Look for the best real estate accountant for your needs, not the closest.
