Just compare the price you pay for college, including Ivy League, which is less useful than Real Estate education;10) If you qualify, we will admit you, and you will be able to "dominate" your local market, you will always have your coach just a phone call away, etc.There are of course many more parts to this refined psychological attack and preying on mostly poor, desperate people, but you get the idea.

Highly concentrated letters to specific properties could work but the mass marketing style of attack has come and gone in regards to its usefulness. 

If you only have 5k-10k I do not see how you would even be able to attempt to do a flip.I think your best plan of attack will be an owner occupied duplex.
