1) Bought and managed my own new construction home project2) Negotiated the price of the house from $257,000 to $250,000, rearranged the interior of the home and selected the color scheme for the exterior of the house3) Shopped around for custom-made kitchen cabinets, carpet, hardwood floors, tiles, light fixtures, and appliances4) Installed the hardwood floors, tiles and bathtub surroundings, and painted the whole house all within a week5) Finished a room in a basement from scratch – framed it, sheetrock, door installation, walk-in closet, electrical, wall texture, painted, and hired the right people to finish the carpet and window seal installation - Total cost about $23006) Sold the house 22 months later for $285,000 and made a net profit of approximately $35,000.00 after escrow reimbursement, cashflow from rental income, interest on property tax return and amortization.Great experience and good return on my $13,000 initial investment.

Some siding, particularly stucco, can be especially tricky to work with since you need to bust out all the stucco around the window to R&R it, then know how to blend and texture-match to repair it.If you're doing it yourself make sure you know local building requirements so you don't create a code violation for yourself - know egress requirements, where you need and don't need tempered glass, and minimum U-factor and SHGC.

This included things like installing transition pieces in the doorway between laminate and wood flooring "because the change in surface texture was a tripping hazard", replacing a concrete slab in the drive (Which the tenants do not use) because there were cracks, scraping and repainting minor cracked/peeling paint in the halls "because it was a health hazard", installing GFI outlets which the other landlord had never been cited for, and a number of other things that clearly had not just developed since the previous inspection.
