Now you will have to do your own direct marketing and go direct to sellers which is where most investors here seem to stumble but apart from something coming down the pipeline of a solid wholesaler (rare) and being presented to you its really difficult otherwise.

Originally I was considering wholesaling properties (prior to getting licensed) however, I’ve stumbled across land wholesaling.

If you're looking to sell to anyone as a owner occupied other than a cash buyer with no inspections, you'll probably run into stumbling blocks on financing and/or insurance.
